getting ready: CONSIDERATIONS

Get your finances ready

The best way to get your finances ready is having an appointment with a mortgage broker or a bank. Typically, banks only offer their own mortgage products while mortgage brokers can source mortgage products from different lenders. Making this appointment at the beginning is crucial so you know exactly what you can afford and will indicate direction. 

First Time Home Buyers

The absolute minimum down payment in Canada is 5% for homes that cost $500,000 or less. 


TO BE ELIGIBLE: 

  • Be a first-time home buyer,
  • Be a Canadian citizen, permanent resident or non-permanent resident
    authorized to work in Canada,
  • Your income is no more than $120,000 combined,
  • Have the minimum down payment

The Search

Now the fun part begins! I’m going to organize showings for properties that interest you based on your needs and wants. One of the most Important things during this process is feedback after the showings to help me refine the search for you.

Offer Stage

When we find the house of your dreams, its time buy and start putting an offer into place. 

The sale price, amount of deposit, completion date, possessions, conditions, list of inclusions, etc. are part of the offer topics we will discuss and submit as an offer to the seller. 

Closing Day

In order for the keys to be passed from the seller to you, we have to wait for the title to be transferred. The title transfer is handled by the seller’s lawyer. He will notify the seller after the title has transferred (generally happens between 1:00 and 5:00 PM). As soon as the title has transferred, legally the house is yours and it will be ready for you to move in.
